eXp UK flags over 21,000 England and Wales homeowners facing sale pressure

Research by eXp UK, using the Galim AI property platform, identified more than 21,000 homeowners in England and Wales who may be compelled to sell their homes off‑market. The pressure stems from expiring low‑cost mortgage deals, mandatory energy‑performance‑certificate (EPC) upgrades for landlords, insolvency, probate, tribunal decisions, vacancy and leverage issues.

London accounts for the largest share, with 13,105 properties valued at about £7.1 billion; 4,128 owners face mortgage expiries and 1,759 landlords need EPC upgrades. Manchester follows with 2,188 homes, including 1,517 mortgage expiries and 664 EPC‑related cases. Other cities such as Nottingham, Birmingham, Liverpool and Leeds also feature significant numbers. Across the ten cities examined, the potential off‑market value exceeds £9 billion.

Adam Day, head of eXp UK and Europe, said the AI‑driven analysis provides early insight into where future housing supply could emerge, allowing agents to engage owners before a decision to sell is made. While not every identified homeowner will choose to sell, the data highlights a growing pool of off‑market opportunities as regulatory and financial pressures increase.
