Federal Reserve faces AI investment boom and housing rent dilemmas
The Federal Reserve faces complex challenges in managing U.S. monetary policy due to conflicting economic drivers. Rapid expansion in artificial intelligence infrastructure has proven largely resistant to high interest rates. Despite increased financing costs and rising prices for energy and memory chips, companies continue heavy investments in computational capacity. Estimates suggest spending on AI chips, data centers, and power grids could exceed $10 trillion between 2025 and 2032.
Simultaneously, the central bank must navigate a potential “doom loop” regarding housing and inflation. High interest rates can lead to reduced residential construction, which in turn drives up rents. Because shelter costs represent a significant portion of the Consumer Price Index, rising rents can sustain inflationary pressures, necessitating even higher rates. This cycle is further complicated by competition for skilled labor and resources between home builders and AI data center developers.
