Fibra Mty to invest US$22 million in Nuevo León industrial portfolio
Fibra Mty has signed a conditional agreement to acquire two industrial facilities in Santa Catarina, Nuevo León, for approximately US$22 million, plus applicable taxes and expenses. The portfolio consists of two buildings with a combined gross leasable area of approximately 21,300 m², situated on a total land area of nearly 42,000 m².
Both properties are currently fully occupied under triple-net (NNN) leases. The tenants include a Swedish light manufacturing company specializing in metal components and a Mexican company focused on corrugated cardboard packaging. The existing leases are denominated in U.S. dollars with annual increases tied to the Consumer Price Index (CPI) and have a weighted average remaining term of 4.2 years.
The acquisition includes a 7,500 m² land reserve for potential future development. Fibra Mty expects the portfolio to generate approximately US$1.68 million in net operating income during the first 12 months following the closing. This transaction is intended to strengthen the trust's presence in the Monterrey metropolitan area.
