Fibra Uno issues 7,500 million pesos in green bonds
Fibra Uno, a major Mexican real estate investment trust, has successfully completed a public offering of green bonds totaling 7,500 million pesos. The issuance includes a fixed-rate bond of 4,300 million pesos maturing in July 2036 and a variable-rate bond of 3,200 million pesos maturing in August 2029. The funds are intended for debt refinancing, extending the company’s average debt term to 7.6 years. The offering saw significant investor interest, with demand exceeding 18,000 million pesos, representing a 2.5 times oversubscription.
Separately, industry experts at an Amefibra forum projected that investments from Mexican retirement fund managers (Afores) into Fibras could reach 540,000 million pesos by 2031. Francisco Martínez, Investment Director at Afore Coppel, noted that while investment in these instruments was approximately 5,000 million pesos in 2011, it has grown to 270,000 million pesos recently. This growth is attributed to the professionalization of the sector and strengthened corporate governance.
