Fiduciaria Universal launches US$20M real estate trust

Fiduciaria Universal has launched the Acrópolis 02-FU Fixed Income Real Estate Public Offering Trust, a debt issuance aiming to raise up to US$20 million. The trust is backed by the Acrópolis Business Mall, a mixed-use complex located in the Piantini sector of the National District in Santo Domingo.

As of June 2026, the complex reported an average occupancy rate of approximately 97%, with lease agreements predominantly denominated in U.S. dollars. This structure allows both institutional and individual investors to access recurring income streams from the property through the regulated securities market without direct property ownership.

The Superintendencia del Mercado de Valores (SIMV) approved the trust via Resolution R-SIMV-2024-47-FOP on October 24, 2024. The assets were contributed by Brownsville Business Corporation (BBC). The program received an AA- risk rating with a stable outlook from the rating agency Feller Rate, which cited the strength of the underlying assets and stable cash flows.
