Finland housing market sees significant sales decline

The Finnish housing market experienced a significant slowdown in August, with used apartment sales reaching their lowest level since August 2003. Nationally, the number of transactions fell by approximately 15 percent compared to the previous year, totaling 4,088 sales. New apartment sales also remained extremely weak, with only 68 units sold across the country.

Price trends show regional divergence. In the Helsinki metropolitan area, prices for large family homes (over four rooms) rose by up to 8 percent over the year, while prices for one-room apartments in Helsinki dropped by nearly 7 percent. In other major cities, apartment prices have risen by an average of 3.2 percent since the start of the year, though Tampere saw a decline in apartment price per square meter.

Tuomas Viljamaa, CEO of the Finnish Real Estate Federation (KVKL), noted that the current ratio between housing prices and income levels provides a historically favorable position for first-time buyers, comparable to the period following the recession of the 1990s.
