Finland implements new residential rental legislation

New legislation regarding the rental of residential premises came into effect in Finland on October 1, 2026. The reforms aim to modernize the legal framework to meet the needs of contemporary rental markets and apply primarily to existing rental agreements as well.

Key changes include adjustments to notice periods. The landlord's notice period has been reduced from six months to four months, though the threshold for applying this has increased from one year to two years. The tenant's notice period remains at one month. Additionally, any rent increases must now be communicated via written advance notice at least one month in advance.

The updated law also formally recognizes hybrid contract models, which combine fixed-term and indefinite-term lease structures. Under this model, a tenancy can begin with a fixed term and subsequently transition into an indefinite period.
