Finland housing market experts debate potential recovery timing

Experts and financial leaders are debating the timing of a potential turnaround in the Finnish housing market. While some analysts warn that recent activity is merely seasonal, others predict a significant surge in transactions.

Timo Ritakallio, CEO of OP Financial Group, suggests a ‘ketchup bottle effect’ may be imminent, where a long period of stagnation is followed by a sudden, rapid increase in market activity as buyers realize prices may stop falling. This optimism is supported by rising mortgage application volumes observed since spring.

However, Timo Metsola, CEO of Vuokraturva, cautions that it is too early to declare a definitive market turn, noting that recent activity often aligns with seasonal student movements. Meanwhile, real estate professionals note that the market currently favors buyers due to lower prices and longer selling times, though some warn that transaction volumes in the capital region have reached levels reminiscent of recession years.

Investors are advised to remain tactical, focusing on affordable properties in major cities, as the market transitions from a period of high uncertainty toward a potential new normal.
