Finnish real estate shows diverging trends in housing and cottage markets

The Finnish real estate market shows diverging trends between residential and vacation properties. In Uusimaa, residential sales slowed in August, with 1,330 used apartment transactions, a 10.7 percent decrease compared to the previous year. Nationally, used home sales in August were the lowest since 2003. While prices for large apartments in Helsinki have risen by up to 8 percent annually, studio apartment prices have dropped by nearly 7 percent.

In contrast, the vacation home market in the Pirkanmaa region is experiencing increased activity. Between January and August, 270 cottages were sold, surpassing the 257 sold during the same period last year. Demand is particularly strong for well-equipped properties located within an hour of Tampere. Despite the rise in transaction volume, buyers remain cautious regarding financing, with loan amounts decreasing by approximately one-fifth as individuals more carefully evaluate interest rate impacts on their finances.
