Finsa breaks ground on $220 million industrial park in Nuevo León

Industrial developer Finsa has broken ground on a 92-hectare industrial park in Nuevo León, Mexico. The project represents a $220 million investment and is designed to accommodate more than 25 companies.

The complex aims to support nearshoring trends by providing infrastructure for sectors including advanced manufacturing, automotive, logistics, electronics, medical devices, and metalworking. It is expected to generate over 14,000 direct jobs. The facility will feature 30,000 kilovolt-amperes (kVA) of electrical capacity, photovoltaic systems, a water treatment and reuse plant, roads, and recreational areas.

Nuevo León remains a critical manufacturing hub; according to INEGI, the state exported $16.2 billion in the fourth quarter of 2025, accounting for 9.7% of Mexico's total exports. In the first half of 2026, the state ranked as the second largest destination for foreign direct investment in Mexico, totaling $3.712 billion.
