Fixed-rate mortgages dominate market amid rising Euribor

The mortgage market is seeing a significant shift toward fixed-rate loans, which now account for 62.3% of new housing mortgages according to the Instituto Nacional de Estadística (INE). This preference is driven by rising Euribor rates and a desire for monthly payment predictability.

In October 2026, competitive fixed-rate offers include Ibercaja with a 2.55% TIN for 25 years and Banca March with a 3.01% TAE for 30 years. Other notable providers offering fixed rates include Banco Sabadell, Cajamar, CaixaBank, Openbank, ABANCA, BBVA, Banco Santander, and imagin. Many of the lowest rates are tied to specific product requirements or bank affiliations.

The 12-month Euribor, a key reference for variable rates, stood at 3.247% at the end of September, reflecting an upward trend compared to previous months. This volatility has made the stability of fixed-rate contracts increasingly attractive to consumers seeking to avoid fluctuations in interest costs.
