Average rental prices in Flanders and Brussels have reached record highs. According to data from Korfine and the CIB, monthly rents in Flanders have surpassed 1,000 euros for the first time, marking a 2.3 percent increase from the previous year. In Brussels, the average monthly rent has exceeded 1,400 euros.

Kristophe Thijs of the CIB attributes these rising costs to inflation. The market is currently facing a severe housing shortage, with some rental listings attracting between 50 and 100 applicants. In Flanders, rental costs vary significantly by property type: detached houses average 1,239 euros, semi-detached houses 1,206 euros, terraced houses 1,086 euros, and apartments 943 euros. Studio apartments have seen a notable 7 percent increase, now averaging nearly 700 euros.

Geographically, Flemish Brabant is the most expensive province, while West Flanders remains the most affordable. In urban centers, Leuven is the most expensive for apartments, averaging 1,132 euros, followed by Antwerp and Mechelen. Analysts project that rental prices could rise by an additional 5 percent by the beginning of next year.
