NYC’s Flatiron Building nears $58.5 million luxury apartment conversion

The Flatiron Building, a 120‑year‑old triangular Beaux‑Arts landmark at the corner of Broadway and Fifth Avenue, is ending a seven‑year, scaffold‑covered renovation. The project transforms the former office tower into ultra‑luxury residential units, with 36 apartments priced up to $58.5 million (about £43.9 million). Only 21 residences in New York City currently trade at higher prices, the most expensive being a $128 million condo near Central Park, according to Manhattan Miami Real Estate data.

Designed by architect Daniel Burnham and completed in 1902, the building was once dubbed “Burnham’s Folly.” Restoration work includes a full façade refurbishment, replacement of roughly 1,000 windows with energy‑efficient units, and the discovery and reconstruction of historic features such as a 20th‑floor balcony. James Mettham, president of the Flatiron NoMad Partnership, noted that tourist foot traffic has returned as scaffolding is removed. The renovated exterior is expected to be fully revealed by the end of the summer, restoring the Flatiron’s iconic presence on the New York skyline.
