Flatiron Building residential conversion reaches 82% sales
The Flatiron Building in Manhattan is nearing a complete sellout of its residential conversion units. Of the 22 residences listed on StreetEasy, 18 have been sold, representing an 82% absorption rate before the building’s scheduled opening this fall.
This rapid sales pace distinguishes the project from typical luxury developments in New York, where units often remain on the market for a year or more. The building, a landmark designed by Daniel Burnham in 1902, is being converted from office space to residential use following a $161 million auction in 2023. The Brodsky Organization is leading the conversion, with interiors designed by Studio Sofield.
Recent transactions include a four-bedroom unit, 17-North, which went into contract for $23.95 million. The building has appeared at the top of Olshan Realty’s weekly luxury contract report for two consecutive weeks. Pricing for the 36 total units ranges from approximately $11 million to a $58.5 million penthouse. Amenities being retrofitted into the historic structure include a 60-foot lap pool, fitness center, sauna, and residents’ lounge, with the full amenity package expected to be complete by early 2027.
