Flatiron Building to be converted into luxury residences

The iconic Flatiron Building in Manhattan is undergoing a major transformation from an office space into a luxury residential property. After 124 years of primarily serving as office space, the historic skyscraper will feature 37 high-end apartments.

Led by the Brodsky Organization, the project follows a 2023 auction where the building was acquired for over $160 million. The restoration aims to preserve original architectural elements, including terracotta and cast iron. The new modernist-style residences, which include Italian Poliform kitchens and high ceilings, are expected to hit the market in the fall.

Pricing for the units is significant, with an average price of approximately $19 million per unit and a penthouse exceeding $50 million. According to project commercial teams, 16 of the 37 units have already been sold.
