Florianópolis luxury real estate market expands amid property auctions
The luxury real estate market in Florianópolis is experiencing significant growth, driven by rising property values, limited supply, and interest from international investors, particularly from Argentina. According to a study by Brain Inteligência Estratégica, the luxury segment in Brazilian capitals reached R$ 52.2 billion in 2025, marking a 35% increase from the previous year. This segment now accounts for 29.4% of all residential market transactions.
In a separate development, the Government of Santa Catarina is auctioning 17 properties across 12 cities. The electronic auction, managed by the State Administration Secretariat, includes high-value assets in Florianópolis, such as an urban land plot in Estreito valued at R$ 65 million and a building in the city center valued at R$ 45 million. Other properties range from commercial spaces in Joinville to apartments in Lages.
