Florida housing markets show mixed trends in July

The housing markets in Northeast Florida and Brevard County showed varying trends in July 2026. Across the six-county Northeast Florida region, the market moved toward a more balanced state. The median price for single-family homes decreased by 3.2% to $405,000, while homes spent a median of 30 days on the market. Active inventory stood at 7,165 homes, representing a 3.9-month supply.

In Duval County, the median price for single-family homes was $335,000, a 4% decrease from June. In Brevard County, the market gained momentum with single-family home sales rising 4.1% compared to the previous year. However, inventory in Brevard County tightened significantly, with active listings declining 23.7% to 2,937 homes. While single-family median prices in Brevard remained flat at $380,000, the condo and townhouse segment saw a 13.5% increase in closed sales and a 4.9% rise in median sale prices to $299,000.
