Foundation expands loan-to-income limits for high earners
Foundation has updated its loan-to-income (LTI) criteria to expand lending options for higher-earning residential borrowers. Under the new rules, sole applicants earning £50,000 or more can borrow up to 5.99 times their income. Joint applicants with a combined income of at least £70,000 can also access this 5.99x multiple.
Standard applications remain capped at 4.49 times income unless these specific thresholds are met. The changes apply to applications with up to four borrowers and include Joint Borrower Sole Proprietor (JBSP) cases. Additionally, the lender confirmed that professional applications are set at 5.99x income, key worker applications at 5.49x, and pound-for-pound remortgage cases will have no LTI cap.
