France existing real estate prices fall 0.8% year-on-year

According to the Notaires-Insee index, prices for existing real estate in France fell by 0.8% year-on-year in the second quarter of 2026. This decline follows a period of growth in 2025, where prices had risen by 1.1%.

The downturn was primarily driven by a 1.3% decrease in house prices, while apartment prices remained nearly stable with a marginal decline of 0.1%. In the Île-de-France region, overall prices dropped by 0.3%, as a 1.5% decrease in house prices offset a 0.3% increase in apartment values. Other regions saw a 1% annual decline, with houses experiencing sharper drops than apartments.

Regarding market activity, 958,000 existing housing transactions were recorded over the twelve-month period from July 2025 to June 2026. Insee noted that annual transaction volumes recovered between October 2024 and December 2025 following a continuous decline that began in April 2022 due to rising interest rates, and have since stabilized since the start of the year.
