France property tax 2026: deadlines, exemptions, and overvaluation concerns

Property owners in France are facing various developments regarding the 2026 property tax (taxe foncière). For those not on monthly payment plans, the deadline to pay without a 10% penalty is October 15 for non-digital payments and October 20 for online payments. For amounts exceeding 300 euros, digital payment is mandatory.

Concerns have been raised regarding potential overvaluations. An analysis by the platform Orka.tax of 1,351 notices suggested that 87% showed an overvaluation, with an average discrepancy of 260 euros, often due to incorrect cadastral information such as property surface area. Meanwhile, some municipalities, particularly in the Gard region, have implemented significant rate increases.

Exemptions and relief options are available for certain groups. Seniors over 75 meeting specific income thresholds may qualify for full exemptions, while those aged 65 to 75 may receive a 100 euro reduction. Additionally, taxpayers facing financial hardship can apply to the Direction générale des Finances publiques (DGFiP) for a payment plan.

On a broader scale, the French pension system faces long-term pressure. The Comité d’orientation des retraites (COR) reports that pension spending is expected to increase, with the deficit projected to rise from 0.2% of GDP in 2025 to 2.4% by 2070, driven by demographic shifts and a declining ratio of workers to retirees.
