France real estate market faces rising price tensions
The French real estate market is experiencing significant tension, with an emerging housing bubble characterized by prices becoming disconnected from fundamental values. The national average price per square meter has reached €3,200, representing an 8% increase compared to 2025.
In major metropolitan areas such as Paris, Lyon, Bordeaux, and Nantes, property prices have significantly exceeded the median income levels of households. This trend is driven by a structural shortage of housing in high-demand zones and speculative behavior from buyers anticipating further price hikes.
The Banque de France has been monitoring these indicators since 2022, noting that the price-to-income ratio has exceeded historical thresholds in 12 major French cities. Additionally, the Fédération Nationale de l'Immobilier (FNAIM) reports a decline in transaction volumes, suggesting the market is losing momentum.
