France's energy performance rules drive rental and property value shifts

France is increasingly encouraging households to undertake energy‑renovation projects that improve insulation and reduce thermal losses. Experts advise a step‑by‑step approach that includes a thermal audit, targeting walls, roofs and floors, and securing professional support to maximise long‑term savings and comfort.

At the same time, the Diagnostic de Performance Énergétique (DPE) and its energy‑label are reshaping the housing market. Properties rated poorly (often called “passoires thermiques”) can lose 20‑25 % of their resale value and face rent freezes, while well‑rated homes command a 5‑15 % premium and rent faster with lower vacancy. Landlords are turning to targeted renovation to upgrade the DPE rating, improve cash‑flow and comply with new restrictions on renting inefficient dwellings.
