Frankfurt calls for rent reform as 80% of rents exceed local averages

An analysis of the 2026 rent index in Frankfurt reveals that approximately 80 percent of evaluated rental agreements exceed the local comparative rent by more than ten percent. In response, city officials are calling for federal legislative action.

Marcus Gwechenberger, Frankfurt's Department Head for Planning, Housing, and Personnel, has urged the German government to implement recommendations from the German Jurists' Day (Deutscher Juristentag). These recommendations include strengthening social housing, improving tenant protections against eviction, and tightening rent control measures.

Separately, market data from VON POLL IMMOBILIEN regarding German A-cities shows varying price trends based on apartment size. While smaller units and medium-sized apartments (51 to 100 square meters) see high demand and stability, larger luxury properties face more cautious price developments due to higher total costs.
