A student shared‑flat in Frankfurt’s Nordend district was refunded €26,700 after a housing authority discovered that the rent charged by an overseas landlord far exceeded legal limits. Between October 2021 and June 2025 the tenants paid monthly rent that, at times, was more than 103 % above the city’s comparable rent levels. The city’s Office for Housing intervened, opening a procedure that forced the landlord to return the overpaid amount.

The case highlights ongoing concerns about high rents in German cities, with Frankfurt ranking second after Munich in a 2025 rent‑price index. The refund, described by the students as a “lottery win,” underscores the importance of rent‑control monitoring for renters.
