Fraser Valley home prices dip in July as sales and listings fall

Home prices in British Columbia's Fraser Valley continued to decline in July 2026. The composite Benchmark price slipped 0.8% from June and 7% year‑over‑year to $877,600, while sales dropped 5% from the previous month and were 9% lower than July 2025. Inventory remained high, with 10,044 active listings, a three‑percent decline from June but still 32% above the ten‑year seasonal average.

FVREB Chair Ishaq Ismail said buyer urgency has been absent, noting that high inventory and subdued competition allow buyers to take their time. Interim CEO Anthony Boone added that economic uncertainty is tempering demand, even as affordability improves. In Langley, condo sales fell sharply, plunging 22% year‑over‑year to 64 units, while single‑family home sales slipped 11% and townhouse sales were roughly flat. Benchmark prices also fell across all categories, with the Langley single‑family benchmark down 6.2% to $1,500,900 and condo prices down nine percent to $534,200.
