French coastal real estate prices begin to stabilize
Coastal real estate prices in France are stabilizing following the significant surges seen in the years immediately following the health crisis. According to the FNAIM, seaside property prices remain, on average, 50% higher than the rest of the country, but the rapid growth has slowed into a period of adjustment.
On the Atlantic coast, prices have stabilized with a modest annual increase of 0.2%, despite seeing rises of up to 30% in certain municipalities between 2019 and 2022. Notably, the Basque Country agglomeration has decided to prohibit the construction of new secondary residences starting in June 2025 in Biarritz, Anglet, Bayonne, Bidart, and Boucau to address the housing crisis.
In Brittany, which saw a 39% price jump since 2019 due to remote work trends, prices are currently experiencing a slight decline. Demand in the region is now focusing on older homes located within 3 km of the coast. Meanwhile, the English Channel (La Manche) region is seeing a market correction, with average prices dropping by 1.4% over the past year after a 32% increase since 2019.
