French real estate trends show regional shifts and energy regulation impacts

The French real estate market is experiencing regional shifts and regulatory transitions. In Brittany, the region remains an attractive destination due to lower housing costs compared to the Paris region, particularly for properties near the coast. However, buyers must account for significant energy renovation costs. Under new regulations, properties with a ‘G’ energy performance rating (DPE) have been prohibited from rental use since January 1, 2025, with ‘F’ rated properties to follow in 2028 and ‘E’ rated properties in 2034.

In Angers, market trends for October 2026 show a divergence between property types. The median price for houses rose by approximately 0.96% to 3,455 euros per square meter, driven by demand for residential areas with outdoor space. Conversely, apartment prices saw a slight decrease of 0.75%, dropping to 3,174 euros per square meter. This trend has narrowed the price gap between houses and apartments, which currently stands at roughly 8.85%.
