FRP arranges £3.3m refinance for commercial property portfolio

FRP’s Real Estate Advisory team has completed a £3.3m refinance for a three-asset commercial property portfolio valued at approximately £7.45m. The portfolio consists of two central London offices, one of which is currently vacant, and an industrial property in Staffordshire that is occupied by an institutionally backed consumer brand.

The three-year loan was secured at a 44% loan-to-value ratio without requiring personal guarantees. This new facility replaces existing debt that was previously held with two separate lenders. The lender chose to underwrite the portfolio as a single entity rather than evaluating each asset individually, taking into account the long-term lease in Staffordshire and recent interest in the vacant London office.

The transaction was initiated by FRP’s Birmingham restructuring team and involved a Mauritian trust structure. According to finance advisor Sam Beaumont, while cheaper facilities were available in the market, the client selected this lender due to their proactive and solution-oriented approach to complex, multi-asset portfolios.
