Fukuoka real estate sees rising rents and new vacant house renovation project
Fukuoka Prefecture is experiencing significant shifts in its residential real estate market, characterized by rising rents for single occupants and new initiatives to address the surplus of vacant homes.
Recent data shows a sharp increase in rent prices for single-occupant properties near major stations in Fukuoka City. The top ten stations for rent growth are all located within Fukuoka City, with seven concentrated in Chuo Ward. Watanabe-dori Station saw the highest increase, with monthly rents for a 25-square-meter unit rising by approximately 10,777 yen compared to the previous year. Other notable increases occurred at Ohori Park and Beppu stations.
To counter rising new construction costs and the growing number of vacant houses, Fukuoka Prefecture has launched the ‘Vacant House Renovation Child-Rearing Support Project.’ This initiative involves a partnership between the prefecture, local municipalities, and private renovation companies to transform vacant homes into residences tailored for families. The project aims to reduce psychological barriers to buying secondhand homes by assisting with inheritance procedures and offering renovated properties that include local childcare support services. The initial phase targets 70 homes across Iizuka, Yanagawa, Ongaga, and Chikujo.
