The facility runs for 12 months, starts with a 68 % loan‑to‑value (LTV) on day one and reserves £110,000 for the renovation of a seven‑bedroom HMO, including en‑suite bathrooms and a new communal kitchen. The landlord will fund the refurbishment of the remaining five‑ and eight‑bedroom HMOs with its own capital, after which all three units will be let and later refinanced with a specialist buy‑to‑let mortgage.
Underwriter Dhivian Pirabaharan said the product combines auction finance with both funded and self‑funded refurbishment, illustrating the lender’s flexibility across England, Wales and Northern Ireland. The loan reflects ongoing demand for HMO accommodation in the Cumbria and Lancashire regions and showcases a financing model that ties capital release to project progress.
