Georgia job growth impacts housing markets and labor mobility

Georgia is experiencing significant economic expansion driven by aggressive job recruitment, which is subsequently impacting the state's housing markets and labor dynamics. Major industrial developments, such as Hyundai’s $7.6 billion Metaplant in Bryan County, are expected to create thousands of jobs, potentially reaching 12,500 positions by 2031 when including suppliers. Additionally, the Port of Savannah remains a critical economic driver, supporting approximately 651,000 jobs statewide and undergoing a $5 billion expansion program.

Despite a low unemployment rate and hundreds of thousands of job openings, the state faces structural challenges in its labor market. Many job-seekers encounter obstacles such as skills gaps, limited access to childcare and transportation, and the impact of benefit cliffs.
