German construction loan rates climb in June 2026

In June 2026 the average interest rate for a ten‑year German construction loan rose to 4.06% according to Baufi24, up from 4.02% in May. Across all maturities the average rate increased to 4.07% from 4.04%, while the typical loan size edged higher to €303,483 and borrowers contributed more equity, raising the average equity share to 27.8%. Monthly repayments rose modestly to €1,468, about €25 more than the previous month.

Banking offers varied: ING lifted its rates by 10 basis points, now quoting a 4.10% nominal and 4.20% effective rate for a €300,000 loan with a 15‑year term, keeping the monthly payment at €1,775. Conversely, PSD Bank announced a slight cut, lowering its effective rate to 3.44% for a similar loan.

These movements reflect a volatile market as borrowers balance higher financing costs against modest equity gains.
