German landlords urged to tap rent index tools for higher income

Rent indexes (Mietspiegel) are entrenched in Germany’s housing market and, after the 2015 rent‑control law, determine both rent increases and new contract levels. Landlords can boost revenues by exploiting the price range each index provides – for example, a €1 increase per square metre can raise annual earnings by up to 15 %. To do so, firms need to digitise apartment data, automate rent‑finding processes and align internal strategies with the legal framework.

A new online calculator for index‑linked rents now lets tenants and private landlords quickly estimate how changes in the German consumer‑price index affect net cold rents. Users enter the current rent and relevant months, receiving projected rent, monthly and yearly differences, and the percentage index change. The tool offers transparency before any legal review and supports both sides in assessing potential adjustments under the index‑rent clause.
