German Plattenbau Housing Marks 100‑Year Milestone
The first prefabricated concrete housing (Plattenbau) settlement in Germany was the Splanemann settlement in Friedrichsfelde, Berlin, built in 1926. The technology spread nationwide, with large estates erected from the 1970s in the former East Germany – notably Berlin‑Marzahn, Halle‑Neustadt and Leipzig‑Grünau – and also in West German cities such as Munich‑Neuperlach and Cologne‑Chorweiler.
In 1973 the DDR announced a housing programme to construct 3 million apartments by 1990, using the standard WBS 70 design. A typical flat could be assembled in just 18 hours, with monthly rent of about 106 Marks for a three‑room unit, including tenancy protection. Historian Sören Marotz of the DDR Museum in Berlin describes the WBS 70 as the most common type, first installed in Neubrandenburg.
While Plattenbau apartments were once celebrated as modern, affordable homes, many of the districts are now portrayed as problem areas marked by poverty and crime, a shift linked to the fall of the Berlin Wall and German reunification.
