German Tenants: Expert Advice on Dealing with Mold in Rental Apartments

When mold appears on walls, ceilings, or floors in a rental property, tenants should immediately document the issue with clear photographs showing the size and location of the spots. Experts from the German Tenants' Association (Deutscher Mieterbund) recommend notifying the landlord or property management in writing, preferably via email with a read receipt or by registered mail.

Tenants are advised to set a deadline for repairs, typically two to three weeks. Determining liability for mold removal often leads to disputes. If the mold is caused by structural defects such as cracks in the masonry, defective roofs, or pipe bursts, the landlord is responsible for the costs. However, mold can also result from tenant behavior, such as insufficient heating or inadequate ventilation after activities like cooking, washing, or showering.
