Germany Building Modernization Act impacts hotels and non-residential buildings

The Building Modernization Act (GModG) has changed the legal requirements for energy certificates in non-residential buildings in Germany as of July 29, 2026. This regulation affects hotels, pensions, guesthouses, and office buildings.

While existing energy certificates generally remain valid for ten years, new requirements become relevant during property sales, new leases, major renovations, or heating system replacements. Furthermore, following the implementation of the European Energy Performance of Buildings Directive (EPBD) on January 1, 2027, the simpler consumption certificate will be replaced by the more detailed requirement certificate for non-residential buildings. New energy efficiency classes ranging from A to G will also be introduced for these types of buildings.
