Germany faces housing and energy cost shifts in 2027
Germany is facing several regulatory and economic shifts regarding housing and energy costs projected for 2027. Under proposed rent law reforms, tenants may see changes to heating cost billing, where older devices must be retrofitted with remote-reading capabilities by the end of 2026 to avoid cost reductions. Additionally, legislative drafts suggest changes to housing allowance (Wohngeld) calculations and new protections regarding index-linked rents and furnished apartments.
Regarding energy, preliminary data for 2027 indicates a potential decrease in electricity grid fees for households and small businesses in certain low-voltage areas. However, transmission grid fees are expected to rise by approximately 24 percent, and gas grid fees are also projected to increase. While some private households may see a slight reduction in net usage fees, these figures remain preliminary and subject to change.
