Germany introduces stricter energy requirements for non-residential buildings

The Building Modernization Act (GModG) is introducing stricter energy efficiency requirements and updated regulations for heat supply and building automation in Germany. This legislation incorporates key provisions from the European Energy Performance of Buildings Directive (EPBD) into German law.

Existing non-residential buildings will face phased, more stringent energy standards through 2030 and 2033, with a primary focus on the most energy-inefficient structures. These mandates extend beyond individual technical systems to encompass entire building stocks, requiring enhanced monitoring, documentation, and automation.

TÜV SÜD Advimo recommends that owners and asset managers proactively assess their portfolios to develop modernization strategies. Experts note that many large portfolios currently lack the up-to-date building data and uniform calculation bases necessary for compliance. The need-based energy certificate is expected to become a critical tool for identifying risks, prioritizing investments, and determining energy efficiency classes.
