Germany land prices show decline as Bavaria remains most expensive

New data from the Federal Statistical Office (Destatis) indicates that agricultural land prices in Germany saw a slight decrease in 2025 for the first time in years. Bavaria remains the most expensive region for arable land, with average prices reaching 93,720 euros per hectare, despite a minor decrease of 0.7 percent. North Rhine-Westphalia, which previously held the top position, saw a significant price drop of 6.4 percent, bringing its average to 91,496 euros per hectare.

Other regional variations include Niedersachsen at 66,376 euros and Schleswig-Holstein at 49,510 euros per hectare. In contrast, prices in Saarland were significantly lower at 14,097 euros per hectare. Schleswig-Holstein has notably experienced high volatility, with price fluctuations of up to 60 percent within a three-year period.

In the Munich district, updated land values as of January 1, 2026, show a general downward trend compared to 2024. Residential construction land values have decreased by an average of approximately 15 percent, while multi-story residential construction values fell by an average of 24 percent. Mixed-use areas saw an average decline of 9 percent, and commercial area values showed varied results, ranging from a 17 percent decrease to a 25 percent increase.
