Germany real estate: Rising home ownership interest amid shifting demographics

Recent data indicates a growing desire for home ownership in Germany, even as the general savings climate weakens. According to a summer 2026 survey by the Verband der Privaten Bausparkassen, the proportion of people citing home ownership as a savings goal rose from 33.0% to 38.8% within one year. However, Christian König, the association's managing director, noted that financial capacity is increasingly diverging from these aspirations.

The savings climate index has dropped to minus 3.4 points, marking the first time since spring 2025 that those intending to save less outweigh those intending to save more. Retirement planning remains the primary motivation for saving at 57.7%, followed by consumption and home ownership.

Simultaneously, the real estate market faces a long-term shift due to the aging baby boomer generation. Estimates from the platform Jacasa suggest that nearly one in three homes in Germany—approximately 4.8 million properties—is owned by baby boomers. While some experts warn of a ‘Silver Tsunami,’ many owners intend to pass properties down through inheritance rather than selling. Experts suggest that instead of a sudden market crash, there will likely be a gradual increase in supply distributed over many years, though shrinking regional populations may still face localized risks.
