Germany's private small landlords hit by rent arrears

A survey of about 24,000 members of the landlord association Haus & Grund shows that 10.3% of private small landlords in Germany suffered rent arrears last year. The association warns that missed payments can quickly erode reserves, delay maintenance and jeopardise retirement savings, posing an existential threat to owners who rent only one to five units.

Haus & Grund President Kai Warnecke calls for faster court procedures, better-equipped justice courts and clear rules for handling large arrears. He cautions that prolonged disputes may push owners out of the rental market, reducing the already scarce housing supply. The association is also skeptical of a government proposal to extend a grace‑period eviction option for tenants who fall behind on rent.
