Ghana addresses 1.8 million unit housing deficit with new developments

Ghana is addressing a significant housing shortage, with officials estimating a deficit of approximately 1.8 million units driven by rapid urbanization. The State Housing Corporation (SHC) has unveiled a new 195-unit estate at Amrahia, near Accra, featuring two-, three-, and four-bedroom homes. To assist with affordability, SHC is working with partner banks to provide financing and is allowing buyers to use pension fund savings as equity toward mortgages.

In a separate initiative, the National Housing Fund announced that the government expects to begin constructing social housing in 2027. CEO Prosper Hoetu stated that preparatory work, including project design and site selection, is currently underway. The program aims to serve households unable to access the conventional housing market. As part of this effort, the government is piloting a District Housing Programme that utilizes compressed earth bricks to implement more cost-effective and climate-resilient construction methods.
