Global infrastructure investment projected to reach $106 trillion by 2040

Global infrastructure investment is projected to reach $106 trillion by 2040, according to findings from McKinsey & Company’s 2026 Global Private Markets Report. This massive requirement reflects a shift in the definition of infrastructure, which now encompasses not only traditional roads and bridges but also critical digital and energy systems, such as AI-driven data centers.

As artificial intelligence moves from an experimental phase to systemic enterprise integration, there is a surging demand for physical infrastructure to support digital intelligence. This has led to significant capital flows into data center construction, though growth is increasingly facing physical constraints regarding power availability and cooling requirements. Consequently, investors are shifting toward “energy-aware” strategies, prioritizing companies that provide sustainable, high-density power solutions to support the compute power required for AI scaling.
