Goiânia real estate adapts to delivery growth with new technologies
The rise of online shopping and delivery apps is reshaping residential architecture in Goiânia, Brazil. Real estate developers are increasingly integrating specialized technologies to accommodate changing consumer habits, such as autonomous robots, smart lockers, and dedicated delivery environments.
Data from 99Food ranks Goiânia third among Brazilian cities for hamburger delivery orders, with approximately 60% of these orders occurring at night. In the state of Goiás, iFood reported a 14% increase in orders in 2025 compared to 2024, alongside a 64% rise in the number of registered restaurants.
In response, the Casa Aurora development by FR. Incorporadora will be the first in the capital to feature an exclusive elevator for deliveries. Located in the Setor Marista district, this system transports meals and goods directly from the entrance to apartment kitchens, preventing delivery personnel from needing to use conventional elevators or circulate through residential corridors. Felipe Melazzo, president of the Association of Real Estate Companies of Goiás (Ademi-GO), noted that automation for package delivery has become a key product feature as families shift from physical shopping to digital commerce.
