Google rolls out AI Max ad feature, expanding conversational search for advertisers

Google moved its AI Max advertising enhancement out of beta in April 2026 and plans automatic upgrades for Performance Max campaigns with Automatically Created Assets and broad‑match settings in September 2026, with Dynamic Search Ads to follow in February 2027. AI Max is not a new campaign type but a toggleable layer on top of Performance Max, adding keyword‑less matching, AI‑generated headlines and descriptions, final‑URL expansion, and location‑of‑interest targeting. Google reports that advertisers using the full AI Max suite see about a 7 % lift in conversions at comparable cost‑per‑action or return‑on‑ad‑spend.

Industry analysts note that the feature may benefit large, budget‑rich apartment‑marketing campaigns that target renters researching moves across cities or states, while smaller or locally focused campaigns could see high‑intent spend diluted. The shift also aligns with Google’s broader move to conversational search—referred to as AI Mode—where users pose natural‑language queries and receive AI‑generated overviews, replacing traditional Dynamic Search Ads.

The rollout raises operational considerations such as tighter negative‑keyword management and compliance with fair‑housing rules, prompting advertisers to monitor performance and transparency as the technology matures.
