Government Housing Bank launches Kon La Hang PLUS loan program
The Thai government has launched the ‘Kon La Hang PLUS’ housing loan program through the Government Housing Bank (GHB) to increase homeownership opportunities for low- and middle-income citizens. The program has a total credit framework of 50 billion baht and began accepting loan applications on October 15, 2026.
Loan criteria are divided into two groups. Borrowers with standard income eligibility can access interest rates of 2.60% per annum for the first two years, 3.40% for the third year, and 4.00% for years four and five. A second group, categorized under income and cost-of-living concessions, is eligible for rates of 2.80% for the first two years, 3.50% for the third year, and 4.00% for years four and five.
For years six and seven, both groups will receive an interest rate equal to the GHB Minimum Retail Rate (MRR) minus 2.00 percentage points. From the eighth year onward, rates will vary based on customer type, such as retail or welfare clients. The GHB has provided an illustrative example where a 1 million baht loan could have initial monthly installments of approximately 3,600 baht.
