Granada Metro expansion drives record housing prices

The expansion of the Metro de Granada to Churriana de la Vega and Las Gabias has triggered a significant surge in local real estate prices. As the southern expansion nears completion, high demand from families seeking proximity to new transit stops, coupled with low supply of both new and existing homes, has driven property values to record levels.

In Churriana de la Vega, average property prices have increased by more than 45% over the last five years. The average price per square meter has risen from 1,048 euros in October 2021 to 1,939 euros currently. This trend is expected to continue, with some projections suggesting prices could eventually double.
