Grand City Properties acquires 20% stake in LEG Immobilien

Luxembourg-based real estate group Grand City Properties (GCP) has acquired a 20.04% stake in LEG Immobilien SE, making it a major shareholder in one of Germany’s largest residential landlords. The investment, valued at over 700 million euros, targets existing rental properties with steady income streams, particularly in North Rhine-Westphalia where LEG holds approximately 80% of its 171,000 apartments.

GCP has indicated it may increase its holding to as much as 29.9%. Analysts suggest the move is a strategic financial investment aimed at boosting GCP’s Funds From Operations (FFO I), with expectations that the stake could increase its proportional FFO I by 30%.

While market reaction has been positive, some analysts, including those from UBS, caution that the move should not necessarily be interpreted as a full strategic takeover, noting that both GCP and its parent company, Aroundtown, operate with significant debt and valuation discounts. The transaction also faces potential oversight from the Federal Cartel Office regarding voting rights.
