Grand City Properties receives mixed analyst ratings following semi-annual results

Analysts have issued differing perspectives on Grand City Properties following the release of its semi-annual results.

Jefferies has maintained a ‘Hold’ rating with a price target of €9.90. The firm noted that while rent growth remains solid, it has slowed slightly. The company’s Funds From Operations (FFO I) decreased by 3.5%, a decline attributed to rising financing costs, distributions from perpetual bonds, and higher outflows to minority shareholders.

In contrast, First Berlin Equity Research has reaffirmed a ‘Buy’ recommendation with a price target of €14.80. The research highlights stable operational performance, including like-for-like rent growth of 3.3% and reduced vacancy rates. The analyst noted that the company is beginning to actively reallocate capital into higher-yield properties and suggested that current market valuation remains significantly lower than the underlying company value.
