Greece commercial real estate prices rise in 2025

The Greek commercial real estate market, particularly for high-specification offices and retail spaces, saw price increases throughout 2025. According to Bank of Greece data, high-end office prices rose by an average of 5.1% nationwide. Athens led this growth with a 7% increase, while Thessaloniki saw a 4.2% rise and the rest of the country experienced a 2.5% increase. The upward trend accelerated in the second half of 2025, with office prices rising 4.5% compared to the first half of the year.

Office rents saw more moderate growth, increasing by 0.8% across Greece. However, regional disparities remain significant: rents in Athens rose by 5.5%, whereas they decreased by 1.2% in Thessaloniki and 2.1% in other parts of the country. High-end retail spaces also trended upward with an average price increase of 4.8%, led by a 5.3% rise in Athens.

In the Athens office market, demand is increasingly concentrated on Grade A properties that offer modern amenities, high energy efficiency, and proximity to public transport. Research by Danos indicates that the city center remains the most sought-after area, accounting for approximately 44% of total demand, with rents reaching 31 euros per square meter per month. Other high-cost areas include Kifisias Avenue at 29 euros and Vasilissis Sofias at 28 euros per square meter.
